We provide Landlord Certificates (CP12 Gas Safety Certificates) to landlords, home owners and estate agents.
Why you need a Landlord Certificate
MAVI Plumbing and Heating are Gas Safe registered and accredited installers.
If you are a landlord, it is your responsibility to guarantee the gas safety of your tenants. You must therefore ensure that all gas appliances are correctly installed and function correctly. Every rental property which contains a gas boiler, a gas hob or a gas fire must have a Landlord Certificate, or Gas Safety Certificate, which can only be issued by a technician registered with the Gas Safe Register.
If you’re a landlord, you must issue your tenants with a Landlord Certificate within 28 days of completion of works, and to new tenants before they move into your property.
Gas Boiler Service and Repair
An annual boiler service is highly recommended. It ensures that your boiler is safe and operating at the highest level of efficiency.
An annual boiler service takes up to one hour to complete. It includes:
- a thorough inspection of the boiler
- checking that the gas pressures are correct
- checking that the flue gases conform to the manufacturer’s safety specifications.
